3d Tour Camera

A new technology in the real estate world is 360/3D scanning cameras. What this allows you to do is capture a digital twin of a property and allow you to view this space online. A digital twin is a visually immersive, accurate, and interactive 3D model of a real-world space. With this technology buyers are able to perform the closest thing to a virtual showing possible, allowing them a fully immersive way to see your property without ever leaving the screen of their device.

The in-house photographer for Bear Island Realty has taken thousands of Real Estate related pictures, and is highly skilled at producing quality photos of every property.

Licensed UGA(drone) Pilot

A licensed UGA (unmanned-ground-aircraft) pilot is employed Full-Time within the office of Bear Island Realty for Drone Photography.

A license is required to pilot a drone (for commercial purposes). The same techniques used with the ground photography are used here to create stunning aerial pictures of your unique property.

Marketing Coordinator

Marketing; the activities a company undertakes to promote the buying or selling of a product or service. It includes advertising, selling and delivering products. Our office employees an individual to be on top of marketing the listing to as many publishers and outlets as possible. This person creates marketing strategies based off trends, technology, events, graphics, and any creative outlet that can be harbored in the quest to get the property in the hands of the right buyer. This person is also responsible for review of analytics behind the advertising which enables us to make sure marketing money is being used effectively. All of this results in fewers days on market and getting the property sold more efficiently.

Website Overview

A website: a collection of electronic pages built with graphics and text, with a message or purpose. Bear Island Realty has had a website for over 26 years now. It all started in the 1990’s when the rise of the Internet was just becoming a thing, and we wanted to stay on top of this technology and utilize it to enhance the real estate experience. We have launched our fifth update over the years aimed at an enhanced user experience.

Over the course of the past 26 years the website has received many tech updates. Our current iteration of the website incorporates fast loading times, user-functionality, individualized account management, and updates streaming from our primary MLS every hour. The updates streaming from the MLS database allows the user of the site to experience the most up to date information available to the public on any specific property.

Other recent updates have been aimed at getting the website as mobile friendly as it can be and with enhanced loading times for a fast experience for the user. We have also embedded our new 3D Tours into the site! Also having the site function properly on as many devices possible is a goal we constantly strive for.

Social Media is everywhere, an everyday part of our now “in the moment” lives. We want your property to be a part of that. Utilizing the most popular social platforms that are currently out there, and even some that are less known in hopes of being exclusive or the first to the punch. Analog / Print Media

Even with us living in the age of the Internet, looking at an ad or insert in a magazine, newspaper, billboard, or just anything you can physically see and touch can create immersion and bring out feelings. Bear Island Realty makes sure to include these time-tested avenues in our advertising and marketing when deemed appropriate.

We belong to the high-quality print Real Estate Guide our local real estate offices put out every other month. Due to us having an in-house Graphic Designer, we are the only real estate office in the area that creates custom pages, advertisements, and listing presentations.

It doesn’t stop there. In the past we have explored all possibilities of analog media, even going as far as publishing an ad in the Wall Street Journal! Some examples include: Tri-bi-single page brochures, posters, billboards, coasters, pens, postcards, door-hangers, our kiosk, among many other avenues of advertising!

Bear Island Realty doesn’t stop there, we also contribute and sponsor our area youth programs, schools, and sports! We will create custom graphics for these events when applicable to stand out.

A multiple listing service (MLS, also multiple listing system or multiple listings service) is a suite of services that real estate brokers use to establish contractual offers of compensation (among brokers) and accumulate and disseminate information to enable appraisals. Bear Island Realty is proud to be in the LSAR – Lake Superior Area Realtors, Inc.

LSAR – LAKE SUPER AREA REALTORS

The Lake Superior REALTORS®, Inc. was formed in August 2017 as a result of a merger between the Duluth Area Association of REALTORS® and the Superior Area Association of REALTORS®. They are managed by a volunteer Board of Directors.

The Duluth Area Association of REALTORS® was formed in 1906 and is a founding member of the National Association of REALTORS®. The Superior Area Association of REALTORS® was formed in the 1910 and was an early member of the National Association of REALTORS®.

They provide services to our members, including education, the multiple listing service, legislative advocacy, professional standards enforcement, and more. In addition, they strive to be “The Voice for Real Estate” in our community and provide information and resources to governmental agencies, the media, and the public.
